What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, a certified appraiser measures the home or property with a measuring tool — generally a tape measure or laser measuring device. As they move around the house, they mark the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area and the general layout of the house. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services needed?

Disputing real estate taxes

Property tax records often reflect incorrect area of a property because the values can come from various sources, and occasionally go unverified — which means you may be paying for more space than you have! Unless a certified appraiser has completed a recent valuation or measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a home or property

A home measurement service can secure a fair price for your property. Area is one of the most important elements potential buyers consider when purchasing a house — but since square footage values are often approximated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your home, but possibly even the number of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to refer to a recent appraisal or measurement service performed by an appraiser (after any remodeling that may have affected square footage).

For agents

To make certain that your client's home closes at a price that correctly reflects true market value, we suggest seeking a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tactic to interest potential buyers since they can review the layout and details of the property before and after touring.
